How Unpaid Condo Fees in Toronto Affect Those Owners Who Do Pay

With the current recession being in full swing, homeowners all across Toronto are looking for ways in which they can save money. In an effort to save some money for other expenses, some Toronto condo owners have elected to stop paying the condo fees. This may help them save a small amount of money but at the same time it does have a negative effect on neighbours and their properties.

The loss of fees being paid by those Toronto condo owners who neglect to make the payments or who decide that they will no longer pay the fees places extra financial stress on the other owners because they have to pick up the slack and make higher payments. Another downfall is that if the fees do not raise for those who are continuing to pay is that there will be less funds available for maintenance inside and outside the building resulting in unpainted walls and unmowed lawns. Condominium buildings that were once considered to be upscale and elegant very quickly become dilapidated despite the efforts of owners to maintain the interiors of the condo units.

There are other problems for condo owners in the current recession. However, the real estate industry is one that has suffered badly in the recession and many condos were never occupied. This resulted in a loss of condo fees as well. Even though there may be many potential buyers, the stricter lending restrictions of the banks make it very difficult for the ordinary citizen to obtain the financing needed to make the purchase.

When there is a substantial number of condo owners who are not paying the condo fees, the corporation has no other choice but to raise the fees. This, in turn, causes another problem because those who are managing to pay the annual or monthly fees will find it increasingly difficult to do so and there will be more and more owners electing not to pay the fees. The corporation then has to enforce cutbacks on the level of services provided through the money obtained through the collection of fees.

With the downturn in the economy affecting condominium corporations, many Toronto condo owners have already seen cutbacks in the services. Elevator service, lawn maintenance and the inclusion of cable service have already been scaled back in many locations. The board members make the final decision on what cutbacks will take place and since this board does contain residents of the condominium complex, the residents are deciding what they can do without. It does mean that daily maintenance that was once done without question will have to be prioritized and only the necessary maintenance will be carried out first, if at all.
